Bartlett Cocke was selected by the Conroe Independent School District to provide Construction Manager-at-Risk services for the construction of a new 107,432 SF elementary school, renovation, upgrades and improvements at a number of other campuses and installation of a new concrete parking area at an existing campus.
The new elementary school project consists of a single story building on an environmentally sensitive 15 acre site. The amenities include a full service kitchen, gymnasium/play area, library, art rooms, computer lab areas and administrative areas. The large cafeteria/auditorium provides space for special events and programs to be held. The facility also includes learning labs and classrooms for children with special needs. There is a large landscaped exterior fully fenced exterior play ground area. The project began construction prior to the roads and infrastructure being completed by the developer. Construction materials and methods used included drilled shaft foundations, concrete slab on grade, structural steel framework, masonry back up walls with face brick veneer and cast stone entrance feature. The facility utilizes a chilled water system for climate control. Roofing is a modified bitumen system with standing seam metal panels at the main entrance. Interior features include masonry corridor walls, porcelain tile pavers and an extensive sound and audio distribution system. |

Quail Valley Elementary School was constructed on a nine (9) acre tract of land. This 900 student, two story elementary school included several different pods, a gym, cafeteria, playgrounds, classrooms, a music room, library and unique extended day classrooms for before and after school programs.This facility consisted of a pier and beam foundation with precast hollow core planks for the first floor and slab on structural deck on the second floor. The roofing was a modified Bitumen Roofing System and the exterior was predominantly brick veneer with plaster accents at the roof elevations. Each wing or pod has different color schemes. A unique feature of the building was the open areas in front of restrooms and recessed areas in the open hallways at the second floor have projection screens where classes can also be taught. The building has chilled water air conditioning system backed by an advanced Energy Management System. The school was completed in August 2007 on time for the 2007-2008 calendar year. |

E.A. Jones Elementary School

E.A. Jones Elementary School was constructed on a seven (7) acre tract, nearly half of the typical site size for this type of project. This 965 student, one story elementary school included several different wings, a gym, cafeteria, playgrounds, classrooms, a music room and unique extended day classrooms for before and after school programs.This facility consisted of a pier and beam foundation, structural steel beams, a modified Bitumen roofing system and predominately brick veneer exterior. The construction site was extremely tight because the school was being built on the same site of the previously existing facility. The limited site area proved to be one of the major challenges of this project. Additionally, the central chillers and boilers for the air conditioning had to be shared with another project undergoing construction on the same site. The total project was divided into six phases. E.A. Jones Elementary School was completed in August 2007 on time for the 2007-2008 school year. |

Construction on Startzville Elementary School consisted of a one story, 824 student capacity building on a 13.6 acre site. The amenities include the cafeteria, gym, library, outdoor play field, basketball courts, life skills and technology buildings along with regulatory classrooms. The total construction schedule was 12 months with a start date of August 2006 and completion date of August 2007. The construction process consisted of a slab-on-grade with a portion of suspended slab foundation. The limestone exterior has a metal roof and wall panels. The interior was sheetrock with brick corridors and drywall partitions in the classrooms and administration office. There were special Flexco Flex Tuff Rubber Tile entry mats at all entryways. Although the project was delayed 52 days because of problems with the site landfill remediation process by Texas Commission on Environmental Quality (at no fault of Bartlett Cocke General Contractors), the schedule was fast tracked and the school was opened on time and on schedule for the 2007-2008 school year. |

The new 2-story, 40,000 SF classroom addition at the Walzem
Elementary School campus nearly doubled the capacity of
the existing school. The addition has stand alone Mechanical
systems, including new HVAC systems, sewer lines, electrical
services and chiller up-grades. This project also required adding
a storm drain, relocating a fire hydrant, adding a new gas main
and up-grading existing services. There were several challenges that faced throughout the project.
The work was completed on an occupied campus while school
was in session. Because of the construction, the bus loop was
rerouted and temporary parking was created. With the completion
of the project, 50 additional parking spaces were added,
as well as a new wider and covered entrance and main walkway into
the school. This new entrance and the addition became the new campus entrance, changing the flow of
traffic onto and off the campus site. |

Science Hall Elementary School is an 87,000 SF two-story facility
that includes two (2) classroom wings, an art room, resource
rooms, cafeteria, library, gymnasium and play fields. The building
consists of a drilled pier foundation, structural concrete slab
on grade, masonry walls, with structural steel beams, steel
joist, and both standing seam metal and built-up roofing systems.This project was constructed for Hays Consolidated Independent
School District on a twelve (12) month construction schedule.
The Architect of Record was Claycomb & Associates. Construction
started in May 2005 and was completed in May 2006. |

The North East Independent School District Steep Slope Elementary
School projects include two (2) new elementary schools located
within one of the fastest growing areas of San Antonio. The
Steep Slope Elementary Schools include nearly identical (prototype)
campuses built under steep terrain conditions at District-owned
sites. Canyon Ridge Elementary School is located along Stone
Oak Parkway one mile west of U.S. Highway 281, and Wilderness
Oak Elementary School is located between Blanco Road and Promontory
Pointe. These campuses were designed for North East Independent
School District by Bradley Architects, Inc. and constructed
under the Construction Manager-at-Risk project delivery method
by Bartlett Cocke General Contractors.
Two (2) of the largest elementary schools constructed in San
Antonio, at 136,207 SF a piece, these multi-story elementary
school campuses consist of 56 classrooms, including a computer
lab, music rooms, and special education rooms capable of supporting
a capacity of 1,000 students. Core facilities (library, cafeteria,
two gyms) are sized for a maximum capacity of 1,200 students
as the site can support portable buildings during enrollment
growth periods.The construction materials and methods included: drilled pier
foundations, cast-in-place concrete building structures, masonry
exterior and interior walls, drywall partitions, and both bituminous
and metal roofing systems. Located on steep terrain conditions,
the Canyon Ridge and Wilderness Oak (Steep Slope) Elementary
Schools are located on sites that include nearly 60 feet of
grade differential from the top to the bottom of the property.
Both campuses required significant amounts of cut and fill,
as well as integrating a multi-level building layout to accommodate
the existing slopes. Extensive milling of limestone was required
to lower the existing site elevations at specific locations,
and massive amounts of crushed limestone base was hauled into
both sites to raise the elevation at other locations. After
an intense 75 day pre-construction phase, construction on both
projects was started in February 2004. The construction schedule
established for these two (2) campuses was 17 months. Both campuses
had to be substantially complete no later than July 18, 2005
to allow for owner occupancy and had to achieve final completion
no later than August 12, 2005 to allow school to start the following
Monday. Both projects were completed on schedule and the campuses
were ready for the start of classes on August 15, 2005.
This project received the 2006 Outstanding Project Over $10 Million and 2005 Associated Builders &
Contractors Excellence in Construction
