Architect: Robert A.M. Stern
Method of Delivery: NEG/CM-at-Risk
Start/Completion: 7/02 - 03/04

Trinity University's Northrup Hall is an Administration and Academic Building that was completed in March 2004. It is the centerpiece of the 117-acre campus, providing a modern 90,000 SF structure for classrooms and academic and administrative offices. Designed by Robert A. M. Stern Architects, the building creates a new "front porch" to the Trinity campus. Construction of Northrup Hall dramatically modified the entrance to campus, creating a stronger sense of arrival and an immediately recognizable symbol that joins with the University's Murchison Tower and the Margarite B. Parker Chapel as the primary architectural focal points of the campus. The compact, four-story building contains two wings (East and West) connected by a central lobby on each floor and a glass-enclosed grand staircase that runs through the entire building.

The building houses several of the University's administrative offices, including the Office of the President, the academic departments of English and Modern Languages and Literatures, several classrooms, and a 99-seat lecture hall. This project also took place on an occupied operational campus.

Priority Plan
Owner: Texas A&M University System
Architect: VLK
Method of Delivery: CSP
Completion:  07/04 - 12/05

The Prairie View A&M University - Priority Plan project consists of a campus wide MEP infrastructure rehabilitation and upgrade. Specific scopes of work include the addition of an 1,100 ton chiller, boiler upgrades, the excavation and replacement of significant amounts of chilled water and steam piping, as well as the replacement of light fixtures throughout 20 existing campus buildings.

All of the work was performed on an occupied and active university campus. Because the work was spread out across the entire campus, careful attention was paid to student, faculty and visitor safety and maintaining adequate barricades and construction isolation barriers. Throughout the construction process, we continually communicated and coordinated with campus operations and physical plant staff so that existing services and utility locations were maintained. Because this was an active campus that operates 24/7/365, necessary utility outages were planned for after hours and weekends when usage is at an absolute minimum.

Kyle Field North End Zone Expansion
Texas A&M University
382,000 SF, North End Zone Expansion
Owner: Texas A&M University System
Architect: Lockwood, Andrews & Newnam, Inc.
Method of Delivery: CSP
Completed: 02/00

Constructed at the north end of Kyle Field, the Kyle Field North End Zone Expansion increased possible seating at Texas A&M University football games from 68,000 to over 80,000 12th Man Aggie Fans. "The Zone" replaced the existing 70 year old, single level horseshoe that contained seating for only 10,000 fans; with a new 5-level, 22,000 seat, and luxury suite facility. "The Zone" project consisted of a 5-level, stadium expansion, with capacity for 22,000 seats, 20 luxury suites, and Club facilities. The structure included cast-in-place concrete raker beams, which support the precast concrete seating risers on the upper deck, including a cantilevered section, which extends 32 feet beyond the north building line. The cantilevered beams located 158 feet above grade were formed with Symons plate girder forms supported only by two (2) concrete columns. Bartlett Cocke General Contractors self-performed all of the concrete work on this project.

This project was originally bid under the traditional delivery methods, but all bids came in over budget. The project was then put back on the street for Competitive Sealed Proposal under the new alternate delivery methods allowed by the passing of Senate Bill One. Again, all of the price proposals exceeded the budget established by the University. Texas A&M University then selected Bartlett Cocke General Contractors as the most qualified proposer and began negotiations with our firm that included post award value engineering. We identified several value engineering ideas that allowed for sufficient cost savings to bring the project back into the University's budget. And even with the front end delays caused by the budget problems, Bartlett Cocke General Contractors provided all of the lower level and club level seating as originally scheduled.
